Density

 

Many people have a different idea of what the density should be in the development of Honey Creek Ranch. Our main desire, from the start of this project and still to this day, is to provide housing to families like firefighters, school teachers, administrators, average income families who may not otherwise have an opportunity to live in this beautiful Hill Country.

Our desire has been to give them a place they can be proud to call home while living in a community that is supportive and strong.

Where we started​

 

Early in the planning process, we laid out a basic master plan for homes in accordance with our preliminary planning process.

We started with a lot count of over 2,300 homesites. While we knew it was a large number, we also knew we wanted to reach as many families as we could to live in this community.

After listening carefully to the concerns of the community, our current plans call for a reduction in the number of lots by approximately 24%.  This planned reduction represents a significant density reduction and highlights our willingness to respond to legitimate community concerns. Those who oppose the development of the Honey Creek Ranch continue to provide the number of homes in the original plot map, rather than providing a more up to date number.

Big Lots
How big will the lots be?​

Density is always a big question. The current plan calls for lots in the 40’ to 50’ range. This represents a density of just under 3 homes/acre, which is deemed by many to be an environmentally manageable density.

Why didn’t you make the lots bigger so it wouldn’t be so dense?

Detailed market studies have determined that homes at our expected price point are what the market is demanding. A community is made when people live and work in the same area. Today, that dream is simply out of reach for many who are school teachers, firefighters, etc. While there are plenty of larger-lot developments located in the Texas Hill Country, it is important to us to provide an opportunity for younger families to have a place to live and work in the Bulverde/Spring Branch area. By providing smaller lots, we could keep the development lots attainable for more young families.

How many
How many houses will be built in the development?

As mentioned above, the total number of houses has changed since the initial announcement of the development, and could still change slightly prior to the final plan. However, the initial lot count was over 2,300. Based on feedback from those in the community that the density was too great, we reduced the density by approximately 24%. While we want to keep the lot size small enough to make it price-appropriate, we heard those who were concerned and reduced the total number of lots.
